Thanks to our caretaker-wanted ad that ran in the Gazette, we now have a great caretaker living on our estate property. Not only does our caretaker have the opportunity to live in one of the most beautiful places in the world, our caretaker is helping to keep our property maintained and learning some valuable skills that they can take with them when they decide to move on to another caretaker position. This is the second caretaker we’ve had through the ads we’ve run in the Gazette and both have been the best caretakers we’ve ever had! Tips for Rent-free Living

1. Determine if you want to be a house sitter or a property caretaker. A house sitter normally just takes care of the homeowner’s pets and plants in exchange for rent-free living and no compensation. A property caretaker will also take care of the homeowner’s pets and plants, but has many more responsibilities and will be compensated for them, in addition to the free housing provided.

2. Have a one-page list of your references prepared and ready to send out immediately. Anyone who has common sense, positive references, and is in good health can be a house sitter or property caretaker. If you have previously taken care of someone’s home, your reference list should include the names and phone numbers of the homeowner’s where you have been a house sitter/property caretaker. If you have never been a house sitter/property caretaker, your reference list should include professional references on your list, such as your employer, doctor, attorney, landlord, etc. Homeowners want to know you’re responsible and trustworthy!

3. Have a one-page resume prepared and ready to send out immediately. Keep it simple and to the point. Be sure that everything on your resume, especially your contact information, is up-to-date.

4. Read the rent-free living assignments in The Caretaker Gazette very carefully and make sure the assignment is right for you. If you don’t think that you are interested in an assignment, please do not waste your time or the homeowners’ time by applying for assignments that you don’t think you will accept.

Having been raised in a New England family of educators, it was an entirely unintended lifestyle for me to become a caretaker in Hawaii, yet after a life of work-related travel in various obscure corners of the world, property caretaking was a natural progression. At an early age I began spending summers, away from the family home by the sea, in the mountains of New Hampshire working with horses. After completing college where I combined my interests in nature and the arts I moved to Vermont to pursue the arts. For 18 consecutive summers I managed a household on an island, cooking for those staying in the home. I loved island living and accepted other such positions off-season as well. My interest in culinary arts grew and I worked as an interim innkeeper at a country inn/cooking school in charming Provence, France. Other summers I was assistant manager at an inn/restaurant on Martha’s Vineyard.

It was in 1983 that my adventurous spirit led me to explore New Zealand through work and travel. En route I stopped in Hawaii. I immediately became enamored of the islands, the soft breeze, the culture, the pristine waters a palette of pale greens to deep azure. I had, after all, won first prize in a 4th of July parade as a hula dancer the year Hawaii gained statehood, 1959. Since that love at first sight, I’ve relished every opportunity to return to Hawaii and escape the northeast winters. I took an alternate route one winter and worked as a resident assistant manager at an eco-tourism off-the-grid resort in Belize. Though I quickly became quite jungle-savvy (checking, for the inhabitants sharing my environs, shaking out clothing before slipping into it, and examining bedding prior to crawling in for a night’s sleep), I soon came to the realization that I, indeed, am not a jungle woman. I longed to find a caretaking situation in the gentle Hawaiian Islands. Five years ago, this dream finally became a reality. In the Upcountry Maui neighborhood where I’d been staying for many years, I met the owners of a vacation rental just up the road. They moved me onto the property as manager where I lived in a cottage. I was the first manager to live on site. The owners felt it was less complicated to have one person living on their property rather than the dynamics of a couple. Within less than a year there was a change of ownership. I took on full responsibility as manager of both the estate/property and the vacation rental business comprised of two cottages in addition to inn rooms and a suite for guests situated in the main building also housing the owners’ private dwelling. The new owners lived on the mainland and visited only twice per year. It is an exquisitely landscaped eight and a half acre property with organic fruit tree orchards and over two acres of protea flowers which had been sorely neglected. I directed the restoration of the protea farm. While managing the estate and property, I lived in a rustic cottage. The cottage had the most breathtaking view on the property – the distant West Maui Mountains and the North Shore, 4,000 feet below. I was given 10% commission for all reservations that I made. I did not have much responsibility with these owners as they lived there most of the time. I was only expected to work 8:30 am, noon, so I spent the majority of my time swimming and snorkeling at the beaches. The estate is a large, complicated property and I negotiated with the owners to have a salary and health benefits. In addition to health benefits, three weeks paid vacation, and rent-free living, I was paid a salary of $36, 000 per year. At that time, Maui County required, by law, that any vacation rentals that were owned by absentee owners were required to have a property manager living on site. The position, I found, allowed me to utilize many of my skills: interpersonal, design sense (interior and exterior), eye for detail, and sense of humor. Hand-picking my staff as well as the contract workers allowed me to develop a highly competent crew whom I treated like family. Guests were treated like friends and the number of repeat guests sharply increased. The job required absolute commitment 24/7 – and I had no trouble fulfilling that commitment. The key to success in such a position is open communication and mutual respect between the caretaker and the owners. Over the past few months, Maui County has closed vacation rentals; therefore, I am no longer managing this property and business. My diverse lifestyle has taught me to be quite adaptable. As I seek a long-term position as estate manager/caretaker or perhaps manager or a retreat property, I am leaving my options wide open. Though I desire to remain in the Hawaiian Islands, I am willing to relocate. I look forward to the challenge of a new adventure.
